The Mayor of London, Sir Sadiq Khan, has officially confirmed plans for the construction of 284 new affordable homes on land adjacent to North Middlesex University Hospital in Upper Edmonton, north London.
The much-anticipated scheme, set to bring vital housing to the capital, will comprise a mix of low-rise flats and terraced houses ranging from one to four bedrooms. All homes will be designated either for social rent or shared ownership, in line with the Mayor’s commitment to delivering 100 per cent genuinely affordable housing.
Long-term vision coming to fruition
The land earmarked for the project spans 1.77 hectares, acquired by City Hall through separate purchases in 2019 and 2022. The development has been in the pipeline for over half a decade, and its confirmation marks a key milestone in London’s broader efforts to tackle the housing crisis.
Construction responsibility has been awarded to the Vistry Group, following an extensive procurement process. The project will be delivered in partnership with Hyde Group, a well-established housing association. Planning permission is expected to be submitted in the coming weeks.
A sustainable, community-centred development
In addition to the housing itself, the development will include several community amenities. Among the highlights are a nursery, café, and green open spaces, intended to benefit not only future residents but the wider Enfield community.
Sir Sadiq Khan said:
“I’m determined to do everything in my power to make housing more affordable and sustainable for Londoners, which is why I’m partnering with Vistry Group to deliver 284 new homes at North Middlesex University Hospital – a 100 per cent genuinely affordable housing scheme.
In addition to delivering much needed new homes, this landmark development will feature new green spaces and first-class community facilities – including a nursery and café – serving not only future residents, but the wider community as a whole.”
The homes are designed to meet the highest standards of design and energy efficiency, City Hall confirmed. All properties will be dual aspect with triple glazing, and include enhanced ventilation and insulation, ensuring healthier indoor air quality and lower heating bills.
Linked to low-carbon energy network
A notable feature of the development is its connection to Enfield’s borough-wide energy network, which will supply the homes with low-carbon heat. This eliminates the need for individual boilers and further aligns the scheme with the capital’s push toward greener housing infrastructure.

Support from local and housing leaders
Andy Hulme, Chief Executive of the Hyde Group, added that the project’s impact would stretch beyond just new homes:
“By creating new public open space and community facilities, the scheme will also benefit key workers at North Middlesex University Hospital and the wider Enfield community.”
Ayten Guzel, Enfield Council’s Cabinet Member for Housing, welcomed the scheme and reaffirmed the council’s commitment to tackling housing shortages in the borough:
“We will continue working with the GLA and the Government to find further ways to provide more affordable housing in Enfield in the near future.”
The announcement is the latest in a string of initiatives by Sadiq Khan aimed at addressing London’s acute housing crisis and supporting key workers, young families, and lower-income households struggling to afford decent accommodation in the capital.
